How the Homes Are Planned
Every layout at Ashiana Advik follows the same underlying plan even as room counts change — a single passage separates the sleeping areas from the living and dining zone, the kitchen sits directly off the entry with a store and shoe rack tucked beside it, and the master bedroom always gets its own toilet and a balcony. Lavender 1 and Lavender 2 are the 3 BHK options, differing mainly in whether the third bedroom carries its own toilet or shares the passage bathroom. Magnolia's four variants are all 2 BHK, with the difference coming down to which side the balcony faces, whether a private terrace is attached, and small shifts in the master bedroom's shape. Lavender 1
Every bedroom has an attached toilet — the master bedroom and one other bedroom share the north end, with the third bedroom opening off the same passage.
3 BHK + 2T
Lavender 2
Trims one toilet compared to Lavender 1 — the third bedroom shares the passage bathroom, freeing up a slightly larger living and dining footprint.
2 BHK + 2T
Magnolia 1
The living area balcony runs the full width of the unit, giving it the longest outdoor stretch among the four Magnolia variants.

Magnolia 2
Mirrors the Magnolia 1 layout with the master bedroom and its balcony flipped to the opposite corner, useful where sunlight orientation matters.
2 BHK + 2T
Magnolia 3
Sits on the 1st floor of select blocks per the site map — the compact end of the Magnolia range on carpet area within a similar footprint.
2 BHK + 2T + Terrace
Magnolia 4
Shares its footprint with Magnolia 3 but adds a private terrace off the master bedroom, on select even-numbered floors per the site map.
